OUR
Frequently Asked Questions
Leasing Process (SDSU Properties)
1. Choose Your Property
Choose the property you are interested in and organize your group. Once your group is formed, send us a text or email with the full legal name, phone number, and email address for each member of your group.
2. Submit Your Applications
Each member of the group must complete a rental application on our website and pay the $25 application fee. The first group to have all members complete their applications will be first in line to complete the lease.
3. Sign the Lease
Once your group is selected, each member of the group and their co-signer must sign the lease within five days. If the lease is not signed within that five-day period, the next group in line will have the opportunity to lease the property.
4. Pay the Security Deposit
After the lease is completed, your group must pay a security deposit equal to one month’s rent through AppFolio within 10 days. The security deposit is held for the duration of the tenancy and is refundable at the end of the tenancy, subject to any lawful deductions.
Refrigerators
Water filters are replaced at turnover.
Any future water filter desired is then tenant
responsibility. To order a new filter you can google the fridge model number (typically on a sticker on the inside of the door) and place the order on amazon. You can find easy installation instructions online.
Any leaking refrigerators should be reported in your group chat immediately and submit a
maintenance request.
Bathrooms
Toilets: Do not flush anything down the toilet besides toilet paper. Wipes, even if it says “flushable,” should NOT go down the toilet. Tenants will be charged for clogs caused by wipes.
What is a running toilet?
If the toilet sounds like it is filling with water for an extended amount of time or constantly runs even when it is not being used, send in a maintenance request immediately & send in your group chat.
Washer/Dryer
Do not overload. Be sure to clean the lint trap in the dryer before each use. After each use of the washer, leave the door slightly open to avoid mildew build up. It’s recommended to run a washing machine clean cycle once a month to keep the machine clean and functioning properly.
Subleasing
We do allow tenants to sublease their room, subject to management approval. Any tenant who is not subleasing must meet and agree to live with any proposed new roommate before the roommate can be added to the household. All new roommates must also complete the required application process and receive approval from our management company before moving into the property. This ensures that management has properly screened and approved everyone residing in the home.
Pets
Generally speaking pets are fine. The biggest concern to address is whether all the roommates have met and agreed to live with the pet. Don't wait until move in day to tell your roommates you have a cat, only to find out someone is allergic! Certain breeds may be rejected by the owners due to insurance eligibility reasons.
Water Leaks
Any leak can cause serious & expensive property damage. Also, tenants pay for the water bill and we will fix any leaks in an urgent manner. So do not delay to report as every gallon wasted is money down the … DRAIN!
Please notify management immediately through the group chat if a leak is suspected anywhere on the property.
If you fail to report a leak that you are aware of, the cost of damages could be tenant responsibility.
Roofs
Do not go on the roof, EVER. We will FINE the house $250 per incident
No items are allowed on roofs (ex. Chairs, flags, statues)
Roofs are not designed or engineered to hang out on. You will either fall through or off and will cause damage to the roof or yourself. Roofs are expensive to repair and costs could be passed to you.
Lease Renewals & Tours
Renewing your lease for an additional year is possible! This can be done with the same group or a mix of current and new tenants. Renewal decisions must be made by early October to guarantee the house is not re-listed for future tenants, so consider this possibility early on in your tenancy. Please reach out in your group chat for the pricing of your renewal.
Management will be reminding you of the renewal option as it approaches. If your group decides to not renew, your house will be listed online for prospective future tenants.
Depending on popularity, your house may be toured multiple times throughout the term of your lease. Tours will always be guided by a member of the SDSU Rentals team. Tenants will always be given a 24 hour notice of the tours.
Security Deposit
A security deposit is money paid upfront to a landlord and held for the duration of the tenancy as protection against property damage or unpaid rent. It is refundable at the end of the tenancy, less any lawful deductions. The security deposit is equivalent to one month of rent but does not count as a rent payment.
Security deposit is fully refundable within 21 days after possession of the unit is given back to the landlord, less any damages or deficiencies.
Most tenant’s have already selected a lead tenant in their lease. If no lead tenant is agreed on then the deposit check will be made out to tenants on the lease and everyone will have to be present to cash it. In rare cases we can break out the check into multiple checks as long as everyone agrees on the amounts to be distributed. Management stays out of any decisions on who specifically gets what portion of the deposit. It is up to the tenants to work out and ultimately agree on.
Utilities
Tenants pay for Gas/Electric, water, and Cable/ internet. In some houses the landlord will keep the water bill in their name and bill the tenants every other month. In those cases the tenants only pay for the actual water their house consumes and the billing is totally transparent so everyone can see how much water was used, and what the bill was.
